WHAT IS A DRY RISER SYSTEM?

A dry riser is a network of pipework installed within a building that allows firefighters to quickly connect to a water supply and deliver water to upper floors of a building during an emergency. Unlike a wet riser, a dry riser remains empty until it is filled by the fire service or for testing.

Dry risers are commonly installed in buildings under 18 metres in height and play a critical role in supporting firefighting operations. To ensure they function correctly in an emergency, regular testing and maintenance by a competent company is essential.

OUR DRY RISER SERVICING

At Dry Riser Experts, we offer dry riser servicing packages designed to keep your system fully operational and compliant with current British Standards. BS9990:2015 states that Dry Riser systems must be serviced bi-annual, including an annual pressure test followed by a 6 monthly visual inspection. We ensure every part of your system is thoroughly checked, providing confidence that it will perform when required. Any issues will be flagged immediately.

Our servicing covers:

VISUAL INSPECTION

Visual inspection of the complete dry riser system, including accessibility, condition, and visible defects.

OPERATIONAL CHECKS

Inspection and operational checks of inlet connections, outlet landing valves, and associated components.

CABINET INSPECTION

Inspection of dry riser cabinets, including condition, accessibility, and protection of equipment.

REPORTING

Reporting of any defects, deterioration, corrosion, or components requiring repair or replacement.

PRESSURE TESTING

Annual 12 bar hydraulic pressure testing to verify system integrity and identify leaks or pressure loss.

FITTINGS EXAMINATION

Examination of dry riser valves, caps, chains, and fittings to ensure they remain serviceable.

SIGNAGE INSPECTION

Verification that dry riser identification and safety signage is present, legible, and compliant.

WHY REGULAR DRY RISER TESTING MATTERS

Bi-annual dry riser testing is a legal requirement and a vital part of any building's fire safety strategy. Over time, components can deteriorate, seals can fail and pipework can become damaged without obvious signs.

A failed dry riser pressure test could indicate leaks or weaknesses within the system, potentially preventing firefighters from accessing the water supply they need during an emergency. However servicing helps identify and resolve issues before they become serious problems.

COMMON ISSUES WE FIND

Even well-maintained dry riser systems can develop faults over time. During servicing, we frequently identify:

  • Leaking or damaged dry riser valves

  • Corrosion on pipework and fittings

  • Damaged inlet or outlet boxes/glass

  • Missing or unclear dry riser signage

  • Obstructed or inaccessible dry riser cabinets

  • Pressure loss caused by worn seals or connections

The good news is that most of these issues can be repaired quickly and cost-effectively when detected early.

KEEPING YOUR SYSTEM IN GOOD CONDITION

Regular maintenance is the best way to avoid expensive repairs and ensure ongoing compliance, but most importantly make sure your property is safe. If any faults are found during a dry riser servicing visit, our engineers will clearly explain the issue and recommend the most effective solution.

Regular maintenance and good housekeeping practices, such as keeping dry riser cabinets accessible, ensuring identification signage remains clear and visible, and addressing minor defects before they develop into larger issues, help maintain system reliability and ensure continued operational readiness.
